SEO Keywords for Home Inspectors: 200+ Keywords, Search Intent, and How to Use Them

Most “SEO Keywords for Home Inspectors” content out there is just general small business advice with “home inspector” dropped in wherever it fits. It tells you to pick relevant keywords and optimize your title tags, but it never actually shows you what those keywords are, what they mean, or where they’re supposed to go on your page.

This one’s built the other way around. We started with real keyword data pulled specifically for home inspectors, over 200 keywords covering everything from broad terms like “home inspector” down to specialty searches like “radon inspection,” “4 point inspection near me,” and “FHA home inspection.” From there, we walk through how to read that data, how it ties back to your Google Search Console, how to tell if a keyword is actually worth going after, and exactly where on the page each one belongs, right down to the alt text on your photos.

If you run a home inspection business, this is meant to be something you keep coming back to. Bookmark it, jump straight to whatever category you need from the table of contents, and pull the keywords right into your website copy, your blog posts, and your Google Business Profile.

Quick Facts

  • 200 home inspector keywords, broken down by category, so you can jump straight to mold, termite, radon, foundation, roof, new construction, commercial, or “near me” searches and see the volume, competition, and intent for each one.
  • “Home inspector” and “house inspection” pull 74,000 searches a month each, but the high-volume broad terms are also the most competitive. Long-tail keywords like “mold inspector cost” or “4 point inspection near me” get a lot less competition and a much clearer buyer.
  • Where you put a keyword matters just as much as which one you pick. The same keyword needs to show up, in different natural forms, in your H1, your subheadings, your first paragraph, your meta description, your SEO title, and your image alt text.

Broad vs. Long-Tail Keywords: Home Inspector Examples

Not every keyword on your site should be doing the same job. Broad keywords are short, high volume, and generic, they bring in a lot of search traffic but don’t tell you much about what the searcher actually wants or where they are in the buying process. Long-tail keywords are longer, more specific phrases with less individual search volume, but they tend to convert better because the searcher already knows what they need.

A home inspector site that only goes after broad terms is going to struggle to rank, the competition’s fierce, and it’ll pull in a lot of visitors who aren’t ready to book yet. A site that only goes after long-tail terms will rank easier but caps out its total traffic. The strongest home inspector SEO strategies use broad terms on the core pages (homepage, main service page) and long-tail terms on the supporting blog posts and specialty service landing pages.

Infographic: broad vs long-tail keywords; blue high-volume curve on the left and small orange tail on the right, from general to specific.
Type Example Keyword Avg. Monthly Searches What It Tells You
Broad home inspector 74,000 High-volume, top-of-funnel; searcher may be comparing options or just starting to research
Broad house inspection 74,000 Generic category term; very competitive, hard to rank without strong domain authority
Broad roof inspector 40,500 Broad within a specialty; still competitive but more targeted than “home inspector”
Long-tail mold inspection and testing near me 33,100 Local intent + service specificity; searcher is ready to hire
Long-tail home inspector for buying a house 4,400 Clear context (a home purchase) makes this easy to write directly to
Long-tail 4 point inspection near me 720 Low volume but highly qualified; usually a homeowner responding to an insurance requirement
Long-tail radon testing home inspection 1,600 Specific enough to target with a dedicated service page or FAQ section

Practical takeaway: use broad terms to say what your business is (homepage, About page, main service page(s)), and use long-tail terms to say what a specific visitor needs (blog posts, specialty inspection pages, FAQ content).

200+ Home Inspector Keywords by Category

The table below breaks 200 home inspector keywords into 20 categories, pulled from combined Google Ads and Ahrefs data. Each row gives you:

  • Avg. Monthly Searches: how many times a month people search that exact term, on average
  • Competition: how hard that keyword is to rank for organically (Low, Medium, High)
  • Ahrefs Search Intent: what the searcher’s actually trying to do: Informational (they’re researching), Commercial (they’re comparing options), Transactional (they’re ready to hire), or Branded (they’re searching for a specific company or franchise by name)

Intent’s the piece most home inspector sites skip, and it’s the piece that should actually drive what you write. A “Commercial” or “Transactional” keyword belongs on a service page built to convert. An “Informational” keyword belongs on a blog post built to educate, with a clear path back to your service pages. A “Branded” keyword just means someone’s already searching for a specific company, yours or a competitor’s, by name.

A quick note on how we figured out intent: Ahrefs’ matching-terms data for “home inspector” comes back huge, over 30,000 terms, and most of it is people researching how to become a home inspector, not homeowners looking to hire one, plus hundreds of one-off city name variants. Only some of the 200 keywords below show up in that data as an exact match. Wherever a keyword matched, we pulled the intent straight from Ahrefs. Wherever it didn’t, we looked at how Ahrefs classified similar real searches and applied that same pattern, for example, every “near me” phrase that is in the data consistently comes back Informational, Commercial, and Transactional, so we used that same pattern for “near me” keywords that weren’t individually in the file. Every intent label below is grounded in real Ahrefs behavior, not a guess.

Turning Keyword Data Into Insights for Your Home Inspection Business

A keyword list on its own doesn’t grow your business, it’s just raw material. The real value comes from cross-referencing it against two other sources: Google Search Console (GSC), which shows you how your site’s actually performing right now, and Ahrefs, which shows you the bigger competitive and search-volume picture. Put the two together and they tell you where to actually spend your writing time.

Here’s how that actually works in practice:

  1. Start with Ahrefs to find the demand. Confirm search volume, competition, and intent for keywords tied to your services and your service area, that’s the kind of data in the tables above.
  2. Cross-reference with Search Console to see where you actually stand. GSC shows you which of those keywords your site’s already showing up for, and where, page one, page three, or nowhere at all.
  3. Look for the gap. A keyword with solid volume in Ahrefs that never shows up in your GSC data is a content gap, you probably don’t have a page targeting it yet. A keyword showing up in GSC with a lot of impressions but barely any clicks is a page that’s ranking but not winning the click, usually a title tag or meta description problem, not a content problem.
  4. Prioritize by fit, not just volume. A keyword like “4 point inspection near me” with 200 searches a month can be worth more to you than “home inspector” with 20,000 searches a month, if that smaller term converts way better and matches a service you actually specialize in.

This same gap-analysis approach, pairing keyword data with your own Search Console numbers, works across service industries. What’s different for home inspectors is which specific keywords and specialty categories, mold, radon, termite, foundation, new construction, insurance-related inspections, actually apply to your services and your market.

Google Search Console Overview: performance cards show 2.87K clicks, 126K impressions, 2.28% CTR, and 18.7 avg position with a multi-line trend chart above. Left navigation and top search bar visible.

How to Check Which Keywords You Already Rank For in Google Search Console

Before you write a single new page, check what you’re already ranking for. It’s common for a home inspection site to already have some visibility on long-tail or specialty terms without the owner even realizing it, those are usually your fastest wins, since a small on-page tweak can push a keyword from page two to page one.

To find this in Google Search Console:

  1. Open the Performance report. In the left-hand menu, go to Performance > Search Results.
  2. Set your date range. Use the last 3 or 6 months so you get a fuller picture instead of the default 7 or 28 days.
  3. Click the “Queries” tab. This lists every search term that got your site an impression in Google, ranked by clicks or impressions.
  4. Sort by impressions, then check position. Add the “Average Position” column and sort by impressions to find keywords getting seen a lot but not clicked, those usually sit in positions 5-15 and are worth fixing first.
  5. Filter for your target keywords. Use the search bar in the Queries tab to check specific terms from the tables above, type “mold” and you’ll see every mold-related query your site’s already showing up for.
  6. Compare against a page. Click into any query to see which page on your site is actually ranking for it, that tells you whether to improve what’s there or build something new.

Do this check every month, or before you write any new blog post, and you’ll stop accidentally competing against your own pages for the same keyword.

SERP Analysis and Conversion Potential for Home Inspectors

Search volume tells you how many people are searching. It doesn’t tell you what they’ll actually find when they get there, or how likely they are to become a lead once they click. That’s what a SERP, search engine results page, analysis is for.

Before you go after a keyword, search it yourself and look at:

  • Who’s already ranking. Are the top results directories like Yelp, Angi, or HomeAdvisor, competitor home inspector sites, or informational content like blogs, Reddit, or government pages? If directories dominate, ranking organically is going to be harder, and your Google Business Profile and local pack presence will matter more than the blog page itself.
  • What format’s winning? Are the top results service pages, blog posts, FAQ pages, or video? Google’s already telling you what searchers expect to find for that keyword.
  • Whether there’s a local pack. For “near me” and city-specific keywords, check if a Google Maps local pack shows up above the organic results. If it does, your Google Business Profile matters just as much as your website content.
  • What competitors are asking for. Do the top-ranking pages have a phone number, online booking, pricing, or a quote form above the fold? That tells you what searchers expect to be able to do once they land.

Conversion potential is a different question than ranking difficulty.

A keyword like “home inspector near me” has high conversion potential, the searcher’s close to hiring, but it’s also brutally competitive.

A keyword like “what does a home inspector check” has lower immediate conversion potential, the searcher’s still researching, but it’s easier to rank for and can build trust that turns into a booking down the road. You need both types across your site to keep the pipeline full, one wins the click, the other wins the eventual customer.

How Valuable Is a Keyword to Your Business?

Not every keyword deserves the same amount of your attention, and search volume by itself is a misleading way to rank them. A better way to size up a keyword is across four things:

  1. Topic relevance: Does this keyword actually match a service you offer? “Radon inspection” is only worth going after if you do radon testing. Ranking for a service you don’t provide just brings in leads you’ll have to turn away.
  2. Traffic potential: What’s the real monthly search volume in your service area, once you factor in how competitive the term is? A national number like 22,200 for “home inspectors near me” means a lot less in a small metro area, so check local trends where you can, not just the national average.
  3. Lead quality: How close is the searcher to actually hiring someone? Transactional and “near me” keywords tend to bring fewer leads, but higher-intent ones. Informational keywords bring more traffic, but a smaller share of it converts.
  4. Revenue per job: Does this keyword tie back to a higher-ticket service? A commercial property inspection or a full 4-point/wind mitigation inspection can be worth chasing even at lower volume, because the job’s worth more than a standard single-family home inspection.

A simple way to put this to use is score every keyword you’re weighing on relevance, traffic, lead quality, and revenue, and go after the ones that score well across all four, not just whichever one has the biggest number in the “Avg. Monthly Searches” column.

Where to Place These Keywords on Your Website

Picking the right keyword only matters if it actually shows up where Google, and your visitors, expect to find it. For any page you build or update around a target keyword, work it naturally into these five spots:

  • H1 (page title tag). Every page should have exactly one H1, with your primary keyword close to the front, something like “Certified Home Inspector Serving [City]” instead of a vague headline.
  • H2 and H3 subheadings. Use these to work in related and long-tail versions of your keyword, an H2 like “What Our Home Inspection Cost Includes” or “Mold Inspection and Testing Near [City]” naturally covers your secondary keywords while keeping the page organized.
  • First paragraph. Google gives extra weight to the opening ~100 words of a page, so say plainly what the page is about, and get your primary keyword into the first sentence or two.
  • Meta description. This doesn’t directly boost rankings, but it’s what shows up in the search results snippet, so getting your target keyword in there, plus a reason to click like pricing or turnaround time, improves your click-through rate.
  • SEO title tag. This is the blue clickable link in the results, and it’s one of the strongest on-page ranking signals you’ve got. Keep it under about 60 characters, lead with the keyword, and include your city or service area when it fits.
alt tag placement for home inspectors

Alt Tag Placement for SEO Keywords for Home Inspectors

Image alt text is one of the most commonly skipped opportunities on home inspector sites, even though these sites are usually full of photos: inspection reports, thermal imaging shots, exterior photos, team photos, before-and-after images. Alt text should describe the image for accessibility first, but it’s also a legit place to naturally work in your target keyword.

Put descriptive, keyword-relevant alt text on:

  • Hero and banner images: something like “Certified home inspector examining roof shingles in [City]”
  • Service page images: photos next to your mold, termite, radon, or foundation inspection content should use alt text that matches that page’s target keyword
  • Before/after and inspection-report screenshots: describe what’s actually in the image, working in terms like “thermal imaging home inspection” or “foundation inspection report” where it’s accurate
  • Team and headshot photos: something like “Licensed home inspector [Name] performing a residential inspection”
  • Logo and favicon images: usually your business name plus “home inspector” or “home inspection” if it fits naturally
  • Blog post images: every image in a blog post should have alt text tied to that post’s topic and target keyword

Our rule of thumb is that alt text should always describe the image accurately first. Don’t force a keyword into alt text for an image it doesn’t actually describe, that’s a spammy tactic search engines can penalize, and it makes the site worse for anyone using a screen reader.

What to Do Next!

The 200+ keywords above are just the start, not the whole strategy. Knowing which keywords to go after is only one piece of ranking a home inspector website, the rest comes down to your site structure, technical SEO, local search, content planning, and link building all working together.
