These are the highest volume terms in the industry and the hardest to win. Use them on your homepage and your main service pages, and expect them to take the longest to move.
Read the list closely and you will notice something. Very few people search “construction company.” They search for the trade: concrete, decks, siding, roofing, fencing, drywall, excavating. If you offer those services, the trade term deserves its own page.

What This Data Means for Construction Companies
Scroll back through those three tables and one pattern shows up everywhere. The broad, high volume terms are collapsing. Contractors near me is down 33%. Concrete contractors is down 55%. Roofing contractors near me is down 70%. Residential contractors near me is down 34%. Commercial construction company is down 64%.
Now look at the specific terms. General contractor residential is up 523%. Home siding contractors is up 306%. Commercial electrical contractors is up 238%. Concrete contractor residential is up 233%. Commercial plumbing contractor is up 108%. Tenant improvement contractors is up 126%. Custom home builders is up 122%.
Same industry, same twelve months, opposite directions.
Homeowners Did Not Stop Searching, They Changed Where They Search
The clearest explanation comes from outside the construction industry. BrightLocal’s Local Consumer Review Survey 2026, a representative panel of 1,002 US adults, found that the share of consumers using AI tools to find local business recommendations climbed from 6% in 2025 to 45% today.
That makes AI the third most used discovery channel for local businesses, ahead of Yelp and Tripadvisor, behind only Google and Facebook. Over the same period, Google’s own share of local business discovery fell from 83% to 71%.
Twelve points of Google’s local discovery share, gone in a year. That is the same twelve months in which your “near me” keywords lost a third of their volume, and the two are not a coincidence.
The generational split matters here too: BrightLocal’s supplemental report on AI trust found that 64% of consumers aged 30 to 44 have asked AI for a business recommendation. That is the core homebuying and renovating demographic. Adoption is highest exactly where construction demand lives.
A 2026 Scorpion national study put a finer point on it for our industry: 22% of homeowners now go to ChatGPT first, not Google, when they need a contractor.
Homeowners Did Not Stop Searching, They Changed Where They Search
Here is the structural problem, and it is different from anything SEO has dealt with before. In an AI answer there are no ads and no map pack. A business is either in the response or invisible entirely. The homeowner gets four or five names. There is no page two.
So how does a language model decide which four or five? Not through tricks. The businesses that get named have consistent signals across the web: a complete Google Business Profile, real reviews, mentions on multiple platforms, and website content that clearly states what they do and where they do it.
Read that middle item again. Website content that clearly states what you do and where.
A single page listing eleven services under the heading “What We Do” does not clearly state anything. A page titled “Concrete Driveway Installation in Timonium, MD” states exactly what you do and exactly where. That is a difference an AI system can act on, and it is the same difference Google has rewarded for years. The mechanism changed. The instruction did not.
There is a second step worth knowing about. In the same BrightLocal research, 42% of consumers said they trust AI recommendations as much as written reviews, but 88% still fact check what AI tools tell them. The AI builds the shortlist and the homeowner verifies it. If your site has nothing to verify against, you lose at the second step even after winning the first.
What to Do With This
Three things, in order of how much they will move.
Build a page for the trade, not the category.
Your general construction table is full of trade terms, not category terms. If you pour concrete, “concrete contractors near me” at 60,500 searches a month is a page. If you install siding, “siding contractors near me” at 49,500 is a page. “Construction services” is not a page, it is a menu.
Take the growth terms seriously even though they are small.
Tenant improvement contractors gets 590 searches a month and is up 126% with low competition. That is a page almost nobody has built, aimed at commercial clients with real budgets. The same is true of office renovation contractor, commercial demolition contractors, and residential renovation contractors.
Write for the question, not just the phrase.
Homeowners are not typing keyword strings into ChatGPT. They are asking full questions: who does foundation work in my area, what does a home addition cost, do I need a permit for this. Pages that answer those questions in plain language are the pages AI systems quote.
Construction SEO Keyword Questions
How many keywords should one page target?
One primary keyword per page. That keyword belongs in the page title, the H1, the URL, and a few natural places in the body copy. Supporting phrases can appear throughout, but a page that tries to rank for eight things usually ranks for none. This is the single most common mistake we see on contractor websites.
Should I use “near me” in my page titles?
No. Google supplies the location for a “near me” search based on where the searcher actually is, so you do not need the phrase in your title. What you do need is a page that makes your service area unmistakable: the city or county in the H1, the neighborhoods and towns you cover in the body, and a Google Business Profile with matching service areas.
Do I need a separate page for every city I serve?
If you genuinely work there, yes. If you do not, no. A page for a town where you have never taken a job is a doorway page, and Google has gotten good at spotting them. Build pages for the markets where you have projects, photos, and customers you can name.
Why are so many of these keywords declining?
Because a growing share of that demand moved to AI assistants and AI overviews, where the search never registers as a Google query at all. The work did not disappear. The measurement changed. This is covered in detail in the section above.
How often should I update my keyword research?
Once a year is enough for a list like this one, and quarterly if you are actively building new service pages. Search volumes shift slowly, but the year over year column is where the useful signal lives, and you only see that with a full twelve months of data.
What is the difference between a construction keyword and a remodeling keyword?
Intent and project type. Someone searching “general contractor near me” may be planning a build. Someone searching “bathroom remodel contractors near me” has a specific room and a specific budget in mind. They convert differently and they deserve different pages, which is why we publish separate keyword lists for the remodeling trades.
