The Three Places An HVAC Contractor Can Rank
There are typically three places a business can appear organically on the first page of search.
The first is the Google map pack, which we commonly refer to as the Google three pack. That placement is controlled by local SEO.
The second is the first eight organic slots of the search results page, which are controlled by on-page SEO and off-page SEO.
Since 2026 there has been a third placement, and that is the Google AI Overview. The AI Overview takes your local, on-page, and off-page SEO signals into consideration before it decides which businesses to reference.
So the entire HVAC SEO strategy comes down to three disciplines working together: local SEO, on-page SEO, and off-page SEO. Below is exactly how to use all three.
HVAC SEO Starts With Keyword Selection
Our favorite thing to talk about with the HVAC contractors we work with is keyword selection. Once you look at search engine optimization from that standpoint, it becomes very easy to understand why some websites rank on the first page of search results and others struggle.
When we perform an SEO evaluation for an HVAC contractor, we often find that they are targeting broad based keywords. A broad based keyword is a vague search term.
The keyword “HVAC contractor” is vague because it does not tell you where the services are offered, what type of work is performed, or how to reach that business.
When we look at that keyword inside the Keyword Explorer report in Ahrefs, we can see why it is so difficult to rank for.

The keyword difficulty for “HVAC contractor” is 67 out of 100, and you need roughly 174 referring domains at a minimum just to be considered for the first page. Then you look at the SERP Overview report and realize that 174 backlinks is not going to cut it. The top result already has 627 backlinks from 270 different websites. The third result, Dan’s Heating and Cooling, has 719 backlinks from 452 different websites. Even the listings at the bottom of page one carry more than 700 backlinks from over 450 referring domains.
It is very unlikely that a local heating and cooling company is going to win that fight, which is why our HVAC SEO strategy focuses on long tail keywords instead. Long tail keywords are more defined, they are easier to rank for, and they connect you with the customers who are actually looking for you.
Look at the search term “HVAC contractor in Towson Maryland.” The keyword difficulty is 0 out of 100, meaning it takes very few referring domains to reach the top ten. When you review the first page of results for that search, almost none of those pages have backlinks pointed at them at all. They are ranking on the strength of well built service area pages. As long as you can create a page that is structured properly, you have a real opportunity to reach page one.

On-Page SEO For HVAC Contractors
So how do you build a page that ranks? That is done through on-page SEO, and on-page SEO is straightforward. It is the way your keyword is used on your website.
If you look at the first page of search results for “HVAC contractor in Towson,” you will see a company like Albright Mechanical ranking there, and the reason is not complicated. They have the search term HVAC in Towson in their meta title. They have it in their meta description. Then when you click through to the page itself, they use that SEO keyword in the correct structure throughout the content.
Really, all you need to do is follow the search algorithm. When you are working with HVAC SEO keywords, it is not just about the meta title and meta description. On the page itself you want to make sure that:
- The SEO keyword is used as the H1 title tag
- The SEO keyword appears in the first sentence of the page
- The SEO keyword appears in multiple subheaders, meaning your H2s and H3s
- The SEO keyword is repeated several more times throughout the body paragraph text
That is the correct on-page SEO structure, and it is what the search algorithms are looking for. When you compare a page like Albright Mechanical’s, which ranks on page one, against a competitor stuck on page two or three, the difference is almost always that one company followed the proper on-page SEO structure and the other took shortcuts. That structure is what put Albright Mechanical on the first page of search results.
Your Menu Bar Structure Is Critical
Keep in mind that you generally get one SEO keyword per page. That leads directly into the question we hear most often, which is how do you make sure that all of your services and all of your service areas are represented strategically on your website?
This is why we always tell HVAC contractors that the menu bar structure is absolutely critical. You never want to put yourself in a position where every service you offer lives on a single page, because you are severely limiting your ability to rank. The same applies to your service areas. The more you can give every service and every town its own dedicated page, the easier it is to rank effectively.
Going back to Albright Mechanical as an example, under their HVAC category they have dedicated pages for:
- AC repair
- AC installation
- AC maintenance
- Heating repair
- Heating installation
- Heating maintenance
- Mini split systems
- Indoor air quality
- Heat pumps
Then, underneath their about section, they have a dedicated Areas We Serve page that hyperlinks out to every town and city they service in Maryland. That single structure is what allows them to connect with website visitors in Towson and in every surrounding city and town, while also ranking for the full range of services they offer.
Build Pages At A Sustainable Pace
Create pages in volume, but do not create them all at once. Websites that try to publish everything in a single push tend to have a strong on-page SEO structure for a few weeks and then crater.
It is better to build at a sustainable pace. One solid page every couple of days, written and reviewed by somebody who actually understands HVAC work, is always going to outperform somebody who tries to create ten pages in a single day. Take your time, do it well, and make sure you are requesting URL inspection inside your Google Search Console account for every page you publish.

Everybody knows that the more reviews you have, the easier it is to rank in the three pack. But what if you do not have enough Google reviews yet, or your reviews are not that strong, or you are just starting your business? In the absence of reviews, here are five things we recommend every HVAC business owner do to build their local SEO strategy.
1. Write An SEO Friendly Business Description
Open the Edit Profile tab inside your Google Business Profile and update your business description. Within the first couple of sentences, include your business name, the services you offer, and the locations you serve. You only have 750 characters to work with, so make every one of them count. Done correctly, this alone helps you rank more effectively.
2. Edit Your Services And Products
As an HVAC contractor you can go into your profile and edit your services, which helps you rank for multiple service terms rather than one generic phrase. Add entries such as HVAC contractor, AC repair, AC installation, heating repair, heating installation, and mini split systems.
Each service gives you up to 120 characters for the name and up to 300 characters for the description, so write both with SEO in mind. Products work the same way but give you more room. Every product can carry a category, a name, a price, a description of up to 1,000 characters, and a clickable URL that drives traffic back to your website. Listing the full range of products you offer helps homeowners understand the opportunities available to them when they work with you.
3. Post Consistently
We work with HVAC contractors throughout the United States, and we tell every one of them to treat their Google Business Profile like a Facebook or Instagram account. The more active you are on the platform, the easier it is to rank.
A Google Business Profile post can be an offer, an update, or an event, and each post gives you up to 1,500 characters of text. Include your business name, the service you are highlighting, the area you serve, and a call to action. Google supplies the following call to action buttons: Book, Order Online, Buy, Learn More, Sign Up, and Call Now. Posting consistently sends a signal to Google that you are an active business worth considering for search results.
4. Upload Photos With SEO Friendly File Names
Consistent photo uploads signal to Google that this is an active profile, but roughly 90% of small business owners do this incorrectly. They grab the photo off their phone or desktop and upload it exactly as the camera named it.
All it takes is an extra 30 seconds to rename the file first. A photo of a completed job becomes far more effective from an SEO standpoint when the file name is “ac-repair-in-towson-maryland” instead of a string of camera digits. Name your photos after the services you completed, the towns you worked in, and the brands you installed. Now you are not only uploading consistently, you are also helping Google understand the type of work you do straight from the file name.
5. Optimize Your Questions And Answers
As the manager or owner of your Google Business Profile, you control the questions and answers section. Look at your contact form submissions, think about the phone calls you take, and pay attention to what customers ask you on service appointments. Off-Page SEO And Local Citations
Local SEO is not just your Google Business Profile. At the same time you should be optimizing local citations, which are the places online where you can list your business name, address, phone number, and website. That leads into off-page SEO.
When a lot of people hear the term off-page SEO or backlinking, they immediately assume that more backlinks means better rankings. That is not what we are saying. Not all backlinks are created equal, and it is always about quality versus quantity.
This is why we focus on local citations. A local citation is more appropriate for your business because those citations are often pages like “the 10 best HVAC contractors in Towson,” “the 10 best HVAC contractors in Baltimore,” or “the 10 best HVAC contractors in Maryland.” The more lists like that you appear on, the more you benefit, because it is not just a website linking back to you, it is an industry relevant website linking back to you. That will always outperform random backlinks purchased on Fiverr or Upwork.
Technical SEO Basics You Cannot Skip
Technical SEO covers the fundamentals of search engine optimization, and you cannot skip them. Websites that perform poorly on search are usually missing a combination of local, on-page, and off-page SEO, or they simply take forever to load and are difficult to navigate on a phone or desktop.
Here is what we recommend:
1. Make your website mobile friendly. The majority of HVAC contractor searches happen on a phone, and Google indexes the mobile version of your site first.

Create high quality content with proper on-page SEO structure. This is the single most important thing you can do to appear in an AI Overview or in a ChatGPT recommendation.
Generate positive reviews across multiple platforms. Google reviews will always be king, but earn one here and there on Facebook, Yelp, or another local citation site.
Stay active on Reddit and in social community forums. Reddit ranks on the first page of search results now. If somebody searches for HVAC recommendations in your city, there is usually a Reddit thread near the top. The same goes for neighborhood Facebook groups and local HVAC forums. Be present, be helpful, and be engaging.
Get your customers championing your business. When somebody asks for an HVAC recommendation and a happy customer tags you in the reply, that helps you appear in both traditional and AI search results.
Measuring Your HVAC SEO Results
SEO without insight is not really SEO at all. We like to think of HVAC SEO as a muscle. The more consistently you work it, the easier it becomes for your website to rank. It is definitely not a set it and forget it exercise, and you need to confirm what is actually working.

It shows you how many people click through to your site, how many impressions you served, your average ranking position, and what you need to do in order to rank better. This is the tool we use most often.
Google Analytics. Analytics is more reactive than proactive. It tells you what has already happened: how many visitors came to your website, what pages they viewed, and what actions they took. Used correctly, it helps you create better content and understand the questions your customers are actually asking.
